MUNICIPALITIES WITH COMPLETED PROJECTS

            New construction, addition and renovation projects will typically involve
            the following standard Archtectural Services. Depending on the extent of the project,
            v
ariations to these as well as some additional Architectural and Consultant services
            may be necessary. The Scope of Work, professional services to be provided, and
            fee compensation would be discussed and agreed to in the Agreement
            Between Owner and Architect prior to starting the Preliminary Design Phase.


COMPLIMENTARY INITIAL MEETING

          - Discuss Owner's project needs identifying priorities and probable budget

          - Discuss how the Architect and Owner, working together, transpose vision into reality


PRELIMINARY DESIGN PHASE

     Design Development

          - Evaluate existing conditions

          - Measure and photograph existing area, structure

          - Develop a Scope of Work based on evaluation of Owner's project requirements

          - Research project related Zoning and Building Code parameters

          - Develop Preliminary Design Drawings and sketches

          - Meetings with Owner to discuss and refine Preliminary Design Drawings


CONSTRUCTION DOCUMENT PHASE

     Construction Documents

          - Develop Construction Documents required for Bidding, Permit Submittal,
            and Construction of Project

          - Coordinate Project Consultant work

          - Meetings with Owner to review and finalized Construction Documents
            prior to Bidding and Permit review submittal

               

BIDDING AND BUILDING PERMIT REVIEW PHASE

     Bidding and Permitting
          
- Establish a qualified General Contractor list

          - Distribute Bidding Documents

          - Assist in evaluating General Contractor Bids

          - Assist in submitting for and securing Building Permits

          - Attend local authority Zoning and Appearance Review hearings


CONSTRUCTION PHASE

     Site Observation

          - Observe progress of construction, on Owner's behalf, to maintain
            that construction is being done within the intent of the Drawings

          - Assist General Contractor in interpreting Construction Documents 
          
- Provide field reports summarizing site observations during Construction Phase              

          - Assist Owner throughout the Construction Phase in understanding the sequence
            and elements of construction as the project evolves towards completion
